Denver Floor Coating is a locally owned floor coating company serving the Denver metro and surrounding communities in Arapahoe, Jefferson, Adams, Douglas, and Denver counties. We install epoxy, polyaspartic, and metallic floor coating systems for residential garages, basements, and commercial spaces across the metro — from Aurora and Centennial on the south and east to Arvada and Westminster on the north and west.
We started in the Denver market because we saw a consistent gap between what homeowners expected from a garage floor coating and what they were getting from franchise crews and low-bid operations that prioritized speed and volume over preparation quality. Floor coating isn't complicated — it's preparation, right materials, right application. But every shortcut in the preparation step shortens the coating's lifespan, and Denver's climate exposes shortcuts faster than most markets.
Our Installation Standard
Diamond grinding to CSP-3 mechanical profile on every installation — no exceptions. This is the industry standard (set by the International Concrete Repair Institute) for coating systems above 6 mils. Our systems run 80–250 mils. Acid etching is not an alternative we offer, because acid etching doesn't create a mechanical profile and doesn't remove the carbonation layer, oil contamination, curing compounds, or prior sealer residue that prevents coating adhesion on most Denver garage slabs.
Moisture vapor emission testing before every installation. The test takes time; skipping it saves time but risks blistering and delamination within weeks of coating — a warranty claim and a reputation problem we're not willing to create. We test, we interpret the results, and we select the right primer for the specific slab conditions we find.
Semi-rigid polyurea crack filler on every crack and control joint. Semi-rigid means it maintains flexibility through Colorado's temperature range rather than becoming brittle and cracking in the first cold snap. Crack reflectivity through a finished floor coating is one of the clearest signs of a misspecified crack filler.
Polyaspartic topcoat on every residential installation. UV-stable, hot-tire resistant, chemical resistant to road salt and calcium chloride. Denver's altitude amplifies UV intensity; standard aromatic epoxy topcoats yellow in Colorado's UV environment. Polyaspartic doesn't. Every residential installation we do gets a polyaspartic topcoat — it's not an upgrade, it's the correct baseline specification for Denver's climate.
Our Quoting Philosophy
We don't give phone quotes. The condition of your concrete determines the preparation scope, and preparation scope determines the accurate price. A phone quote for a garage floor coating is a guess — and it's almost always a low guess designed to win the call rather than reflect the actual work required.
We visit your garage, assess the concrete, test for moisture when the site warrants it, and give you a written itemized quote covering preparation scope, materials, labor, and warranty terms. The quote is the price. We don't add line items on installation day for materials we encountered that we "didn't expect." If we assessed the concrete on the estimate visit, we knew what was there.
If you're comparing multiple floor coating quotes in the Denver market, the quote that seems low is either missing the preparation scope, specifying cheaper materials, or both. Ask specifically what preparation method is included, what topcoat chemistry is used, and what warranty is provided. Those three questions separate legitimate quotes from lowball ones.

Warranty
Every residential floor coating installation carries a 10-year transferable warranty covering peeling, delamination, and hot-tire bond failure. The warranty is registered to the property address — not the owner — and transfers to new owners at no charge at the time of home sale. We handle the warranty transfer with a phone call; no paperwork burden on the buyer or seller.
We back the warranty because we're confident in the installation. A 10-year warranty on an installation that's going to fail in year two is just deferred liability. Our warranty covers the installation we're installing — properly prepared, correctly specified, and applied by trained installers.
Licensing and Insurance
Denver Floor Coating is licensed and insured in Colorado. We carry general liability insurance on all installation work. Certificates of insurance are available before work begins — any legitimate contractor will produce this documentation without hesitation. We work with general contractors on commercial projects and can provide all required insurance documentation for GC-coordinated project schedules.
